Q: We are in a 12-suite apartment building with very few common areas. There are only hallways, an entrance and a small strip of grass to cut. Yet, our strata fees are very high. We are told that strata managers must be licensed and that’s why it is so expensive. True?

A: Owners could vote to self-manage and appoint another owner as strata manager. In B.C., that is perfectly legal. Familiarize yourself with the duties at www.fic.gov.bc.ca. There is more than just grass to cut. Remember also that it is a thankless task. Some owners will always complain about this or that, annual meetings need minutes, fees need collecting, forms must be provided -grey hair you will have!
